Makaan Vs 99 Acres - Which one is better!

Makaan.com whose launch was covered by me sometime back is growing slowly and steadily at a good pace and is attracting some media coverage too. In this post, I’d compare it with the already established players in this market and I think it will be wise to compare it with 99 acres, as it is the biggest service in online real estate portals.

The parameters on which I’ve reviewed the services are :

1. Design
2. Usability
3. Features

Lets see how these service perform and lets find out which one is better and which provides a better user experience.

1. Design : If we compare the homepage design of both the services then Makaan.com’s interface is much better as compared to 99acres’ interface. 99acres looks much cluttered and because clean interface is what everyone looks for, so Makaan.com looks as a better option as compared to 99acres. However, when it comes to load time, then Makaan.com takes slightly more time than 99acres but in the age of high speed broadband, I think it couple of seconds won’t really matter, will it?

When it comes to registration, Makaan’s registration process looks much simpler as compared to 99acres and Makaan’s registration process gives better interactivity by explaining each and every field in the registration process.

2. Usability (Navigation) : After going through both the sites, I’ll say that they both are easy to navigate and both the sites provide better search results by giving the option of refining the search results by locality. In this section there is no clear winner as both the services offer decent site navigation and even a new web user will find no difficulty in digging the services.

3. Features : What will be the use of a real estate portal if doesn’t have good amount of listings ? According to my sources, 99acres has got more listings as compared to Makaan.com
99Acres has around 60,000+ listings as compared to 50,000+ listings of Makaan.com. Although, I’m not sure where exactly those 50,000 listings are from because when I tried to search for apartments for rent in Chennai and Ahmedabad then Makaan.com didn’t provide even a single result where as 99acres returned a few (I didn’t dig more into it as Makaan is still new and it may take some time for them to have more and more property listed from all the parts of India).

Both the services allowed the option of contacting the owners/brokers with pretty much all available communication methods I.e. Telephone, email and even allowed to send SMS. But one place where 99acres was ahead of Makaan was that 99acres allowed users to apply for finance too where as there was nothing of that sort of Makaan.com

All in all, both the services have got their PROS and CONS but I’ll say that 99acres will be a better choice at this point of time, so as that it has got more properties listed in their database, although Makaan offers a much better user experience. If Makaan can get more and more properties listed, then it will be clear winner in this market.

    I sold my house in mylapore thanks to Indiaproperty.com. For the past two years I couldn’t find a single buyer who would consider it for a price that I had wanted.

    I posted an ad in Indiaproperty 3 months and got genuine buyers. I think it is good.

    makaan is managed to occupy the mind share of Indian online audience within a very short time People have started to compare makaan with 99acres (MagicBricks does not even get a mention, maybe due to their bad interface) makaan has managed to get almost the same amount of listings in 20 days that someone else did on over 600 days .

    makaan is the fastest growing Online Real Estate Company in the country. There is no doubt. .they will soon become the most preferred choice of Buying, Selling, Renting and Leasing properties in India.

    hey guys!
    How can you miss Indiaproperty.com “the best real estate site” & Magicbricks.com. i personally feel if u want to sell a property any where in India must do search in Indaproperty or list property in magicbricks.com. I also appreciate 99acres, for there new look. its good. makkan is taking more time in loading. it doesn’t have much useful data. they have to concenterate on the useful data rather than number. all the best for makkan.com

    It is good to see so many real estate sites. I placed a ad in magicbricks.com and received lot of responses for my property. It is a good site and would also refer it to others.

    I have not heard a lot about makaan, but yes I have searched a property on 99acres and magicbricks. I found the sites to be really good. In a month’s time I found a property within my budget.

    I am an NRI and planning to invest in a property in India. 99acres and magicbricks have an interesting NRI section. It gives a lot of choice in terms of choosing the right property as it features projects from well known developers.

    These real estate portals are really doing well. Recently I sold my property successfully after registering to a property portal Magicbricks.com. Within a week of registering to this site I received a lot of responses for my property. Such websites should be promoted more as they are really adding to the society.

    It is a good idea of allocating different search engines for Buyers & sellers. I have posted my property on 99 acres and magicbricks and I am getting a very genuine response from these portals.

    I have registered with so many property sites in the past and all of them had given excellent response. Website like 99 acres, magicbricks, India property are really good. In fact I have recommended these sites to so many of my friends explaining to them about the tremendous response.

    As a realtor, I find that Indiaproperty better, because they have a seperate section called ‘Post your requirement’. Many users may just browse the ads and go away, this feature allows us realtors to get specific properties for clients which are not advertised.
